Description of Acton Gardens

Acton Gardens is a residential development in South Acton, London W3.

Acton Gardens is the regeneration of the former South Acton Estate and over the coming years it will evolve into a vibrant new urban village including 2,500 new homes beautifully designed around a series of parks, squares and communal gardens. The overall masterplan for Acton Gardens includes a new sports ground; a central plaza with a new supermarket, youth centre and other community facilities; and a proposed new bus route and street network to link the development to the surrounding area.

Each phase of Acton Gardens has been designed by renowned architects delivering their own take on the themes set in the overall Masterplan and urban design which delivers the wider improvements to the area (street layout, street scene, public spaces, and retail and leisure amenity). All of the homes will offer well-designed, flexible living spaces, a high specification finish and private outdoor space, with a range of eco features incorporated.

Phase 7.1, design by architects Stitch Studio, will deliver 246 new homes and include 104 affordable homes and 142 for private sale homes, in a mix of apartments, houses and duplex überhaus™. Construction on these is expected to begin next summer, with completion by the end of 2019.

Acton Gardens is located between 5 key rail connections, of which Acton Town (Piccadilly line and District Line) and South Acton overground are on the boundary of the scheme. Also within easy walking distance is Chiswick Park station for the underground and Acton main line station, which will benefit hugely from its inclusion on the Crossrail line, bringing speedy new connections across the capital when it opens in 2019. Homes at Acton Gardens are well placed to benefit from the uplift in values that this significant investment in London's transport system will bring.

New 3-bedroom show home launched 12th November 2016!

If you are looking to live the lifestyle of the New York without leaving London, buyers should consider West Park Terrace, the new phase at the Acton Gardens development in W3 by Countryside and L&Q.

The striking design of the new apartments emulates the post-modern influences of the contemporary apartment blocks found stateside, overlooking traditional, tree-lined streets and a communal park square.

Apartments in New York City house everyone from young professionals to families, and West Park Terrace’s one, two and three bedroom apartments, überhaus apartments and überhaus penthouses offer similar appeal for all buyer types. Offering a contemporary collection of 54 homes, residents at Acton Gardens can enjoy the best of city living through superb transport connections, but with a sense of escapism thanks to residential streets and plenty of green open spaces.

Designed by PCKO Architects, West Park Terrace’s striking design aims to integrate the homes ranging over nine storeys and three blocks with neighbouring West Park, which will be complete in summer 2017. Additionally, all residents of West Park Quarter will have access to the communal courtyard and easy access to the new West Park, which will include a children’s playground.

Andrew Loveday, Sales Director at Countryside comments: “City living, be it London or New York, has some exciting advantages, with world-class shopping and dining, stunning architecture and first-rate entertainment and leisure amenities. West Park Terrace, our latest phase of apartments at Acton Gardens, boasts all of this on the doorstep while at the same time becoming a vibrant new urban quarter itself, taking influence from the structural design of New York City’s residential buildings. The hustle and bustle of the capital feels a million miles away in the peaceful enclave of West London, but with the West End just 33 minutes away – who needs Broadway?”

Acton Gardens is transforming the former 52 acre South Acton Estate into a new urban village. It is reconnecting the estate to the wider neighbourhood, with more than 2,500 new homes set within traditional tree-lined streets, and is increasingly providing a sense of place and community for residents.

In a nod to the traditional appeal of New York City’s parks and squares, the outdoor spaces are designed to create social, lively places for people to relax and enjoy, where pedestrians have priority and community interaction is encouraged. Green open space plays a vital role at Acton Gardens, with tree lined streets designed around a series of parks, squares and communal gardens, featuring extensive landscaping, play areas and allotments. The plans also include a proposed new bus route and street network linking with the surrounding area, as well as a car club for residents’ use.

With excellent transport connections, Acton Gardens is located within a short walk of Acton Town underground station providing Piccadilly and District Line services into the West End and the City. It is also close to Acton main line station, which will benefit from becoming a station on the Crossrail line when it opens in 2019.

Prices for one bedroom apartments in West Park Terrace are from £425,000, two bedroom apartments start from £570,000 and the three-bed überhaus penthouses are available from £700,000.

Planning consent has been granted for Phase 7.1 and construction is currently underway across another four phases of the £600m regeneration scheme, reports Countryside Properties.

Phase 7.1, design by architects Stitch Studio, will deliver 246 new homes and include 104 affordable homes and 142 for private sale homes, in a mix of apartments, houses and duplex überhaus™. Construction on these is expected to begin next summer, with completion by the end of 2019.

In recent months, construction has begun on Phase 4 designed by PCKO Architects and this will deliver 107 new homes across a full range of tenures. Demolition and site clearance has also started for Phase 5 which has been designed by HTA Architects and will deliver a further 271 new homes.

Overall completion of the 21 multi-phased scheme is currently anticipated to be in 2026.

Mike Woolliscroft, Operations Director for Countryside comments: “Acton Gardens is evolving rapidly and receiving planning consent for Phase 7.1 is another important milestone. Through the delivery of the early phases the development is already well established as a highly attractive place to live. Acton Gardens is a model for 21st century sustainable urban design, transforming the local area while integrating with its West London surroundings. A combination of the highest standards of architecture together with development of the community is fundamental to our vision for Acton Gardens and will continue to shape the scheme as it progresses over the coming years.”

In addition to new homes, the plans for Acton Gardens include a wide range of amenities to benefit the whole community. At the development’s heart, The Hub has 55,000 sq ft of space for community use as well as a central plaza with a supermarket and other community facilities. Extensive green open spaces are central to the designs and includes a series of parks, squares, communal gardens, play areas and allotments.

Councillor Julian Bell, leader of Ealing Council, said: “I am really impressed with the progress being made at Acton Gardens. The development is an outstanding example of a successful resident-led project that is part of the wider revival of South Acton, one of the largest regeneration schemes in London. We are pleased to be continuing with our ambitious programme of estate and town centre renewal offering affordable housing across the borough, and this development greatly enhances the area.”

Now available at Acton Gardens, the Mansion Building Apartments at West Park Quarter are priced from £450,000 for a one bedroom apartment. The Station Square Apartments are priced from £403,500 for a one bedroom apartment, £535,500 for a two bedroom apartment and £624,750 for a three bedroom apartment.
