Astrea is redeveloping the two office buildings. Both buildings will be updated to provide high-quality modern office accommodation which is more sustainable, more energy-efficient and enhances the wellness of their occupants.

The scheme will provide 270,000 sq ft of fully refurbished offices with private and communal rooftop terraces in both buildings. 50 Stratton Street will have a restaurant and retail space at ground level.

The buildings will offer facilities and significantly enhanced amenities.

The scheme is targeting a minimum of BREEAM 'Excellent'.

History

The building currently occupying the site at 50 Stratton Street was designed by EPR Architects and completed in 2001.

The site was originally the Gardens of Devonshire House, built in 1673 by John Berkeley, Baron Berkeley of Stratton. The mansion extended all the way up to Berkeley Square. In the early 20th century, the original Devonshire House was abandoned and replaced by the present-day commercial building known as Devonshire House, located to the south of the site.

In 1926, development took place on the site of 50 Berkeley Street, alongside the construction of The Mayfair Hotel to the north and the modern-day Lansdowne House. Initially, 50 Berkeley Street was built as an office building but also served as car showrooms and the headquarters of the travel agent Thomas Cook. Simultaneously, 50 Stratton Street underwent redevelopment in the 1930s.

In the 1950s, 50 Berkeley Street underwent further expansion, with additional floors and a new roof added to the building. 50 Stratton Street was eventually demolished, and a new office building was constructed on the site in the late 1990s. During this period, 50 Berkeley Street underwent significant modernization and saw further expansion to its upper floors.

2021 January - Westminster Council approves plans for the redevelopment.

2020 September - Planning application submitted.
