The 93,500 sq ft 15-storey will offer 2,250 and 10,750 sq ft of office space with dedicated floor-by-floor AET CAM Units which supply conditioned air inside the floor plenum and are then extracted into the space via the Fantile units to provide greater comfort cooling and end user controllability. The scheme will achieve a BREAAM rating of ‘Outstanding’, Smart Score ‘Platinum’ and Wired Score ‘Platinum’.

Two plans designed by Fletcher Priest Architects targeting BREEAM ‘Outstanding’ were approved in September 2021.

Option A - 13,178m2 office building with the current White Swan Public House relocated and reimagined in an enhanced manner.

Option B - 12,731m2 of flexible office space, a new pedestrian route and sunken garden, and new vibrant retail frontages. The existing pub is retained with an additional commercial space provided.

204 long stay and 28 short stay cycle parks will be provided.
