CIT is proposing to redevelop Colechurch House office building at the foot of London Bridge in London SE1.

Over 85% of the development site is dedicated to open public space in the form of three distinct landscaped areas, revealing new vistas and views to the historic Southwark Cathedral and St Olaf House. A series of landscaped squares provide flexible seating and events spaces, surrounded by retail ‘market’ kiosks and art installations that are buffered by landscaped edges from the adjacent streets.

Providing 46,200 sqm (497,292 sq.ft) of space, a vibrant mix of uses includes a new home for Southwark Playhouse Theatre and Social Enterprise Cafe, affordable workspaces for the local community, shops and a new high level publicly accessible restaurant offering dramatic views of Southwark Cathedral, the City and St Paul’s Cathedral. A new streetscape towards Tooley Street enhances the pedestrian connections to Borough Market.

The office buildings will be ranging from 12 to 22 storeys. The top floor of the building next to London Bridge will host a new restaurant with an open terrace and spectacular views across to the City of London. Each floor of the building will include a winter garden, a covered area for office tenants to relax and work.

The tiered scheme rises from west to east on the 0.69-acre site. Addressing the built environment’s accounting for over *40% of the UK’s total carbon emissions, it is topped by the landscaped roof terraces, with passive ventilation ‘chimneys’ that pull fresh air into the offices below allowing occupiers to naturally ventilate their office spaces for the majority of the year.

The service core is located to the south, offering spectacular riverside views while protecting the interiors from solar gain. Environmentally responsive façades incorporate solar shading, ventilation, light shelves, water catchments and photovoltaics.

The proposed development will deliver 797 secure cycle parking spaces at basement level and within an automated cycle store. The proposed automated cycle store will provide an innovative and progressive approach to cycle parking which is secure, easy to use with a contemporary design.


Colechurch House was built in the late 1960s in the Brutalist style by architect E G Chandler for the City of London. It comprises 36,292 sq ft NIA (58,171 sq ft GIA) providing office, retail and ancillary accommodation.

2020 October - Planning application is submitted for the redevelopment of the site to include demolition of Colechurch House, pedestrian footbridge and walkway and erection of an elevated 22-storey building (+ 4-storey basement) above a public park and providing office floorspace, retail floor space, restaurant/café floorspace, leisure floorspace (all Use Class E), theatre and a bar (Sui Generis), delivered alongside public realm improvements, roof gardens, cycle parking, servicing, refuse, plant areas and other associated works incidental to the development. Southwark Council ref. no. 20/AP/3013.

2020 October - Second public exhibition is held.
