Overview
Cerulean Quarter is a new development on the Manor Road Retail Park and the former HSS Hire shop sites in Canning Town E16.
New Homes: The first phase will provide 355 homes, of which 50% will be affordable. The 32-storey tower in the first phase offers 178 one, two and three-bedroom apartments with private balconies.
The scheme will provide a range of apartment types and tenures, along with flexible commercial space on the ground floor.
In total, Cerulean Quarter will comprise 804 new homes.
Commercial Space: Flexible commercial space on the ground floor.
A new 2-acre linear park will be created with significant highways upgrades and public space, including the creation of new walking and cycling routes through the site improving connections with the wider area.
Manor Road Quarter on ca. 4.72 acres (1.91 ha) is made up of two sites, straddling the southern end of Manor Road, just north of the A13 and a short walk from Canning Town station.
Manor Road Retail Park
This site makes up the majority of the proposals and was formerly owned by the Greater London Authority (GLA). The former MFI unit at the Manor Road Retail Park is currently vacant, although it is occasionally used for ‘pop-up’ events. The remaining units are currently occupied by Carpet Right and Wickes superstores. The site also includes a large surface car park. Manor Road Retail Park is bounded to the west by the Stratford - Canning Town DLR and tube line and by the A13 (Newham Way) to the south.
Former HSS Hire shop site
The HSS Hire shop site, which is owned by the English Cities Fund, is to the east of Manor Road, at the junction with Barking Road. The buildings on this site have already been demolished.
Construction
Manor Road Quarter will be delivered in 3 phases with work on Phase 1 started in 2021.
2021 - Phase 1 started on site. Manor Road Retail Park Phase 1 (former MFI unit). Phase 1 will provide 355 homes, of which 50% will be affordable.
Phase 2 start on site. Manor Road Retail Park phase 2 (Wickes and Carpet Right units and car park). This phase of the Manor Road Quarter regeneration will see the site of the Wickes DIY store site redeveloped to provide up to 290 new homes, including 145 affordable homes, a proportion being 3-bed family homes and the final section of the park.
Phase 3 start on site. Former HSS Hire shop site.
