Emerald Gardens (also known as Island Point) is a residential development in Isle of Dogs, London E14.

173 new 1, 2 and 3-bedroom homes across five buildings designed by Squire & Partners.

Island Point, located close to the River Thames at 443-451 Westferry Road, comprises 173 affordable homes, made up of 109 social rented, 33 Affordable Rented and 31 Shared Ownership homes.

The homes are a mix of 1 to 5-bed apartments, maisonettes and houses with ancillary spaces, including a community pavilion, extensive external landscaped areas and children play areas, scooter/cycle stores, a basement car park and external disability parking.

The development is 100% affordable. 82% is social rented and 18% intermediate. 65% are family units.

Residents benefit from a new community building.

The development provides the majority of the affordable housing for the Landmark Pinnacle development.

Mudchute station is just 450m and Island Gardens station 500m from here.

The homes are managed by Poplar HARCA, a local housing association, which has entered into a management lease with FAH, a fund whose property adviser is Edmond de Rothschild Real Estate Investment Management.

History

The development from Chalegrove Properties, which was appointed by City Pride Ltd under a development management agreement.

2020 July - Funding Affordable Homes (FAH), a social impact company which invests in UK affordable housing, acquires the Island Point development from City Pride Ltd for £28.5 million.

2013 - Planning approved for the erection of buildings ranging in height from 3 to 5 storeys with rooftop pavilions rising to 6 storeys, providing 173 residential units (Use Class C3) with underground parking, open space, plant and associated community building (Class D1). Tower Hamlets Planning Application ref. no. PA/12/03247/A1.
