Overview

Lyle Park West is a mixed-use development south of West Silvertown station in Silvertown, London E16.

The scheme comprises 252 new build homes (35% affordable) and 1,078m2 of commercial space. A mix of apartment types, with 1, 2 and 3-bedroom homes and 10% wheelchair standard homes will be built.

The project includes:
- Cycle spaces;
- Surface car parking spaces to rear;
- On-site playspace for children aged under eleven.

The Site is bordered by North Woolwich Road to the north, Knights Road to the east and the existing Tate and Lyle premises to the south.

History

2020 March - Planning permission granted by London Borough of Newham. Comprehensive redevelopment of site to provide residential-led, mixed-use development of 3no. blocks ranging from 12 to 20 storeys in height comprising 252 residential units (Use Class C3), and new local centre at ground level comprising 1,078sqm (GIA) of flexible commercial floorspace (Use Class A1/A2/A3/D1/D2) with associated new public realm, landscaping, car parking, cycle parking and associated works. This application site affects the setting of Listed Buildings and Structures. This application is accompanied by an Environmental Statement for the purposes of Environmental Impact Assessment under The Town and Country Planning (Environmental Impact Assessment) Regulations 2017 (as amended). Newham Council ref. no. 19/01791/FUL.

The first drop-in consultation events were held by L&Q in November 2018 where they shared the initial proposals for the site. A follow-up consultation was held in June 2019 displaying how the plans fit into the wider masterplan.

The site previously formed part of a larger land owned by Galliard Homes Limited and
was the subject of a wider development proposal for a residential-led, mixed-use scheme, which was eventually withdrawn.
