Planning Consent for Phase 2
Fresh Wharf has secured planning consent for Phase 2 of the development which will see the construction of 379 new homes as part of the wider Barking masterplan.
The planning consent marks the next chapter in the mixed-use scheme’s long-term vision to deliver a total of 911 homes of mixed tenure.
The £346m development, which sits alongside the River Roding near Barking town centre, is set across 10 acres of brownfield industrial land and is due to complete by 2027. The first phase of the development, which began construction in Spring 2018, is expected to welcome its first residents in the summer this year, delivering 532 homes in total. In addition, the masterplan includes a public park, riverside walkway and 7,500 sq ft of commercial space.
The second phase of Fresh Wharf has been sensitively designed by GRID Architects, reflecting the architectural style of the first phase while responding to the area’s local characteristics. Approval for the second phase will bring forward 379 new homes in five apartment buildings and terraced houses which will lie between the river walkway to the east of the site and the public park to the south.
To the south of the development, a red brick landmark building will be developed which reflects Fresh Wharf’s unique identity and positions this particular building as a distinct structure in its own right amongst the rest of the scheme.
Fresh Wharf itself is within perfect access of the rest of the capital. Straddling the banks of the River Roding, residents will be within 15 minutes walking distance to Barking Station. Homes at Fresh Wharf consist of a mix of one to three-bedroom apartments and three-bedroom townhouses for both sale and rent.
Robert Wilkinson, Managing Director, Partnerships East London, Countryside commented:
“Having worked closely with our partners and the local community, we are extremely proud to see the next phase of this emerging area come to fruition. Creating a new destination that brings together the river, public park and essential amenities makes Fresh Wharf an attractive place where people want to live.
“Identified as one of the largest residential sites within the Barking Town Centre Area Action Plan, Fresh Wharf continues to be a gamechanger, providing much-needed high-quality homes and community-focused public areas in an enviable riverside setting.
“It’s exciting to see this neighbourhood take shape and we are looking forward to welcoming Fresh Wharf’s first residents later this year.”
John Hughes, Group Development Director at Notting Hill Genesis, added:
“We have already seen fantastic progress being made at Fresh Wharf and look forward to welcoming the first residents in the summer. Securing planning consent for phase 2 allows us to provide even more much-needed, high-quality housing through Folio London, our market rent brand.”
Colin Veitch, Director at GRID Architects said:
“This is a development which shows how brownfield land can be re-developed successfully to create a place where people want to live. The natural amenity offered by the site’s riverside location has been enhanced by our proposals, with high levels of connectivity between the river’s edge, and a new public park at the centre of the site. When completed this development will form a key component of the regeneration of Barking’s River Roding corridor.”
