Description of Westferry Quarter

Westferry Quarter at 82 West India Dock Road is a mixed-use development in Canary Wharf, London E14.

The development comprises a 29-storey 66-unit residential high-rise tower, a 400-bed hotel and retail space set amongst substantial public realm improvements.

Hotel: The 400-room hotel will meet an identified shortfall in visitor accommodation in the area and deliver 259 new jobs, bringing employment and training opportunities in the hospitality and leisure sector.

New Homes: The 66 high-quality 1, 2 and 3-bed tenure-blind apartments are designed to the highest standards, with 35% being affordable in perpetuity for local families.

Amenities: Shared access to a landscaped roof top garden and an on-site gym, in addition to over 220m of children’s play space.

Erection of a part 18, part 37 storey building comprising 20,079 sqm (GIA) of residential floorspace (Class C3) (consisting of a total of 199 C3 residential units comprising 60 x 1 bed units, 106 x 2 bed units and 33 x 3 bed units) including affordable housing, 11,597sqm (GIA) of hotel floorspace (Class C1) (consisting of 320 hotel rooms) including ancillary bar and restaurant area, 89 sqm (GIA) of flexible retail and community floorspace (Class A1, A2, A3, D1 and D2), 1,729 sqm (GIA) of ancillary floorspace comprising associated plant, servicing areas, cycle parking and refuse stores, demolition and replacement of the existing Westferry DLR staircase.

Premier Inn will occupy the new 400-bedroom hotel in Westferry, east London. It will be one of the largest Premier Inn hotels in the UK.

Whitbread, Premier Inn’s parent company, will take a 30-year lease of the hotel and restaurant within the 30-storey mixed-use scheme which is at the gateway to Canary Wharf, next to Westferry DLR station.

The development will also include private and affordable residential accommodation, community space, retail units and a ground floor Whitbread-branded restaurant all set in a landscaped public realm.

Rockwell Property, the development partner leading the development, was granted planning permission on the site – which has been derelict for more than a decade – by the London Borough of Tower Hamlets in October.

On completion, the hotel will be the tallest Premier Inn in the UK and Whitbread’s largest hotel in London (outside of airport hotels).

The consented development, designed by SimpsonHaugh and Partners, will be 30-storeys high, with 28-storeys occupied by the Premier Inn hotel, alongside 66 new apartments. The scheme will also include ground floor retail and community space, half an acre of gardens, an urban arboretum and children’s play space.

Construction is due to commence in summer 2019.
