Description of Lollard Street

Lollard Street is a residential-led development in Kennington, London SE11.

The development comprises 89 residences, nursery and children’s centre, communal gardens and public realm improvements surrounding the Ethelred Estate.

Lollard Street is the off-site provision of Southbank Place. The remainder of the 187 affordable new homes built by Braeburn (which includes 98 extra care and intermediate rent apartments) are located directly on the 5.25 acre Shell Centre site.

First social homes delivered by Braeburn Estates, the joint venture between Canary Wharf Group and Qatari Diar.

Residential

89 family units include large 4 bedroom houses and 2 & 3 bedroom apartments, designed by architects Darling Associates.

The residential units comprise:
- 1 x 16-storey tower block (one and two-bedroom apartments)
- 1 x 7-storey tower block (one and two-bedroom apartments)
- 4 x 4-storey blocks (one and two-bedroom apartments)
- 15 x 3-storey townhouses (four-bedrooms)

70 units are council level rent and 19 units are for private sale. Proceeds from the private sales will support the construction of more council level rent homes via Homes for Lambeth.

The social homes will be offered exclusively through Lambeth Council’s subsidiary Homes for Lambeth.

The private sale properties start from £485,000, with Help to Buy available. Private sales by Knight Frank.

Location

The site sits within the existing Ethelred estate in Kennington, located on the corner of Lollard Street and Kennington Road, between the three ‘Point’ towers (Elkington, Brittany and Ward).

History

The site was occupied by a two-storey podium structure containing car parking and services accommodation for three occupied residential tower blocks. The Ethelred Nursery was situated on top of this structure in a number of single storey units.

2019 January - The off-site social homes were completed before the new homes at Southbank Place development.
