2019 May - Collins hands over 123 Victoria Street after fitting out 43,000 sq ft of space for Landsec for their new flexible office brand MYO.

2012 August - Completion of the refurbishment of the building comprising 28,000 sq ft retail, 199,000 sq ft offices, Retail 100% let, Offices 42% let, Jimmy Choo 48,000 sq ft, CDC 31,000 sq ft, 25% in solicitors hands. The 227,000 sq ft 1970's office and retail building was comprehensively refurbished in 2012 with a development cost of around £150 million. The redevelopment, designed by Aukett Fitzroy Robinson includes replacing all the building's glazing and shopfronts to improve energy efficiency and maximise the internal natural lighting. A new roof has been added, and the canopy removed allowing the original award winning architecture to come back to life. Internally the building has been completely stripped out, the service core and reception areas reconfigured and all plant and machinery replaced.

Myo Opens

Myo, the new flexible office brand from Landsec, has opened its first space to customers at 123 Victoria Street.

Collins has handed over 123 Victoria Street to Landsec after fitting out 43,000 sq ft of space for the new flexible office brand MYO.

Collins are currently on site at 123 Victoria Street fitting out 43,000 sq ft of flexible office space for Landsec for their new brand Myo.

The existing office has been stripped off before a Cat B fit out across two floors. Structural alterations have also been carried out and a slab cut out to install an interlinking staircase between the floors.

The finished space will benefit from feature joinery and lighting, mechanical modifications as well as folding walls to offer up an event space. The space will also hold offices of varying sizes, accommodating between 15 and 80 people, along with tea points, kitchenettes, meeting rooms and breakout areas.

Collins is working alongside Belshaw, Exigere, SODA and Hive. The project is due to be handed over April 2019.

Land Securities Group PLC (‘Land Securities’) has let 18,000 sq ft at 123 Victoria Street to Ophir Energy PLC.

Ophir Energy, the FTSE 250 oil and gas exploration company, is relocating from its existing Mayfair headquarters to join existing tenants such as US software company Intuit, CDC Group, CPA Global and Jimmy Choo at 123 Victoria Street.

The move reinforces Victoria’s position as the destination of choice for a wide range of businesses including luxury fashion, energy and resources and the financial sector, and follows a spate of lettings at Land Securities’ 62 Buckingham Gate last year.

This latest letting means 123 Victoria Street is now 93% let with just 17,000 sq ft still available.

Land Securities has announced that John Lewis plc has agreed to lease 36,500 sq ft of offices in 123 Victoria Street, SW1. Following this letting, 123 Victoria Street is now 78% let.

John Lewis will be relocating their Partnership Services division on the 2nd and 3rd floors of 123 Victoria Street with a view to taking occupation Q3 2013.

John Lewis will join a number of prominent businesses choosing to locate at 123 Victoria Street. Today’s news follows the announcement on 1 February that CPA Global is to lease 12,600 sq ft, moving their headquarters from Olivers Yard, EC4, and Intuit, the US IT software company, is to lease 17,300 sq ft to house their new London HQ. Other occupiers include Jimmy Choo (including Labelux and Bally UK headquarters) and CDC Group. 123 Victoria Street now has just 54,400 sq ft available of the total 200,000 sq ft office space to let. The retail element is fully let.

Land Securities Group PLC ('Land Securities') announces a further 30,000 sq ft of lettings at 123 Victoria Street, SW1 with two new tenants.

CPA Global has agreed to take 12,600 sq ft comprising part of the 3rd and 4th floors, moving their headquarters from Olivers Yard, EC4 to Victoria. In addition, Intuit, the US IT software company, has agreed to lease 17,300 sq ft across part of the 1st and 2nd floors to house their new London HQ. Following these lettings, 123 Victoria Street is 63% let with a further 15%, or 36,200 sq ft, in solicitors’ hands.

This progress follows last year’s successful lettings to Jimmy Choo (which includes Labelux and Bally UK Headquarters) and CDC Group. 123 Victoria Street now has just 55,000 sq ft available of the total 200,000 sq ft to let.

The dismantling of scaffolding from the eastern tower of 123 Victoria Street at the start of the year has revealed a wonderful preview of the finished building. Over 90 per cent of the new glass is in place
and the granite has been repaired and cleaned. “You can now see what the building is going to look like,” says Ian Elson, Project Manager for Land Securities. “It’s a fantastic transformation, it really livens up the building.” The removal of scaffolding also signals that the refurbishment project has moved into its final phase. “We’ve completed all the key structural alterations inside,” continues Ian. “We’re now working top-down on finishing areas off, including floors and ceilings. We’re also starting to form the physical spaces of the new reception areas.”

Commissioning of mechanical and electrical equipment is underway, and the building cleaning systems are being installed on the roofs. As the scaffold drops, finishes on the 34 roof spaces are also being finalised. Over half the retail units now have their new frontages in place, with the remainder being completed by June. “I think it’s very smart along there,” says Ian. With samples of the colonnade’s new wave-form roof now signed off, installation works are about to start. This will be done overnight to avoid disruption to pedestrians.

Jimmy Choo has this week signed for 37,000 sq ft at Land Securities’ recently refurbished Ashdown House at 123 Victoria Street, paying around £52 per sq ft on a 10-year lease.
