It is always a good idea to do your research before making any major investment, and this is especially true when it comes to purchasing a new home.

It is important to ensure that the developer whose property you are considering purchasing has a history of successfully creating high-quality homes.

By taking the time to check a developer’s track record, you can make an informed decision and feel confident in your purchase.

Where can I find a developer’s track record?

Buildington lists property developers’ past (Buildings) and current projects (New Developments), creating a track record on their profile page.

To see a developer’s track record, click on their name on the development profile.

For example:

1. Go to TCRW SOHO development profile and scroll down to the Team section.

2. Click on the Developer’s name to open up a company profile with its track record.

The company profile should give you a good insight into the developer’s experience and expertise. All the listed projects have evergreen profiles, meaning they remain visible on the developers’ profiles indefinitely. The project information is kept fresh by the whole team posting milestones on the timeline.

What should I look for in the developer’s track record?

Let’s say you found a high-rise development offering new homes for sale off-plan, and you are considering buying a 2-bedroom flat there.

On the development profile, find the developer in the Team and click on their name to see all their past and present projects. Are they similar in scope and scale to the one you are considering? Do they have experience in building high-rise buildings?

For example, if the developer happens to be Sellar Property Group, we can assume your investment is safe as they’ve built something similar (The Shard) successfully before.

What does a lack of projects on a developer’s track record indicate?

A lack of projects on a developer’s track record could indicate that the developer is new to the industry or simply has not had the opportunity to add all their projects to Buildington just yet.

In this case, you should go to the developer’s profile on Buildington and follow the link to check out their website. More than likely they have more projects listed on the Work Portfolio or Projects page.

If there are no other projects you can find, you can check the track record of the other Team members listed on the development profile. For example, what type of experience do the Architect (KPF) and Structural Engineer (WSP) have? It is the combined expertise and experience that will make a development successful.
