How to find off-market new build homes in London

Written on .

So you are looking for a new build south-facing, top-floor two-bedroom apartment on a quiet street, not too far from Hampstead Heath, just 5-minutes from the tube and Waitrose.

We hear you… and thousands of others…

The reality of ever finding that perfect new-build home in London is slim because the demand exceeds the supply so significantly. However, there is a lot you can do to increase your chances and that’s where Buildington can help.

Early Bird Catches The Worm

By the time the development launches, it might well be too late.

You want to make sure you have done everything in your power to be the first customer on the list of potential buyers. This means that you either have to know about the upcoming development before anyone else does or know someone who does. Provided you don’t have many connections, you must make sure to do the following:

1. Find a Buying Agent

One option is to find a well-connected buying agent who knows the area and has good relations with many developers.

2. Register your interest with all the local agents

If you are set on an area, make sure to register your interest with the local agents who know the neighbourhood better than anyone else. The developers usually choose at least one agent with a local office to represent them.

3. Keep track of Buildington’s Milestones

There are many subtle clues that signal off-market property offers but keeping an eye on Buildington’s New Developments feed, where major milestones are disclosed, is one of the most effective methods to spot them.

One of the main reasons we created the Milestones on Buildington is to allow advertising of the development early on, which is hugely beneficial for the potential buyers. Of the 42 key milestones, ‘Site Acquired’ is the earliest indication of an upcoming development and ‘Planning Application Submitted’, where it is most likely that the developer has already talked to an agent. Your task is to find the right contact you can register your interest with as early on the timeline as possible.

4. Sign up for Buildington’s Weekly Launch Newsletter

To mark the start of the official sales, developers along with their agents hold a Launch Event, where buyers can tour the show home and find out more about the development in person. It is true that often the developer leaves some of the best properties for that time or even later so it is still very important to attend these events. Buildington’s Launch Calendar contains the dates for the upcoming launches, show home openings, and new releases. We send a free weekly update to our readers about these events.
