Overview

Gallions 3B is a residential development in the Royal Albert Basin in The Royal Docks, London E16.

The development comprises 238 homes across two blocks of apartments and three townhouses and thanks to additional funding from the GLA, will deliver 76% affordable housing.

Works commenced in late 2022 with a planned completion of Spring 2025.

The site is heavily constrained, with a Port of London Authority Radar Mast on site, height restrictions imposed by the close proximity to London City Airport, a safeguarded future Thames Gateway site to the North for a bridge or tunnel and the river wall to the East.

The affordable housing at Gallions 3B will be evenly split between Shared Ownership, London Living Rent and London Affordable Rent. The other part of the homes will be available for private sale.

The scheme will be integrated with NHH’s neighbouring Royal Albert Wharf development while retaining its own character and distinctive features with private and landscaped shared gardens attracting residents and visitors to the waterfront. A portion of a neighbouring development site, adjacent to the existing Armada Green, will be landscaped and managed by NHH providing outdoor sports areas, as plans for a future Thames river crossing emerge.

The space will include community allotments, an outdoor cinema, art exhibitions and further amenity space aimed at drawing residents and visitors to the waterfront and making Gallions 3B a destination in its own right. Notting Hill Genesis is working with the GLA to open up a new area of community open space on the site.

Once integrated into Royal Albert Wharf, the development will also benefit from access to an existing energy centre, which is already live and comfortably has the capacity to provide for the needs of Gallions 3B residents.
