Overview

Edge Shoreditch is a mixed-use office-led development by Edge and Mitsui Fudosan in Shoreditch, London EC2.

Designed by AHMM, the 485,000 sq ft building will rise from 5 to 20 storeys above ground level, with an upper ground floor mezzanine, and several basement floors.

The development aims to accommodate office spaces, flexible retail and café areas, ancillary spaces, back-of-house areas, cycle storage, plant facilities, landscaping, and associated works.

The facade of the Victorian 56 Wilson Street on the corner of Earl Street and Wilson Street will be retained.

The EDGE Shoreditch aspires to become one of the most sustainable, healthy, and socially inclusive buildings in London. It aims to set a new standard for offices, emphasizing high sustainability levels, improved health and well-being for users, and the creation of a diverse and inclusive community. The project places particular emphasis on communal amenity spaces, offering richly planted and flexible areas at every level for users to work, connect, and socialise.

Sustainability and Wellbeing
The project's sustainability and wellbeing targets include an all-electric building with 'Paris Proof' energy consumption, ultra-low embodied carbon and energy consumption targets, aiming for BREEAM Outstanding, WELL (V2) Platinum, WiredScore Platinum, and NABERS rating.

The design focuses on providing access to outdoor spaces with extensive greenery and biophilia, ensuring healthy indoor environments with optimised daylighting and fresh air, including openable windows on every floor. The project also aims to deliver an air quality-neutral outcome, striving to be positively impactful on air quality.

The loading bay is located to the south of the building, with access provided from Earl Street.

History

Existing buildings on the site are Technico House at 4 Christopher Street and 1-5 Earl Street.

2021 - Planning permission was granted for a scheme designed by Make architects in October 2021 (ref. 2021/0116) for the demolition of the existing buildings, excluding the front façade of 1 Earl Street, and redevelopment of the site with a mixed-use development ranging in height from 4-20 stories above ground level, and 3 basement floors, to accommodate office, flexible retail, café/restaurant space, ancillary space, back of house areas, cycle storage, plant, landscaping and all associated works.
