Overview

No.9 Pemberton Place at 164-170 Mare Street is a boutique residential-led building in London E8.

Nine flats above the workspace at ground and first-floor level.

New Homes

Part of the ongoing renaissance of the local area, the apartments at No.9 Pemberton Place have stylish high high-quality interiors which also reflect the fusion of heritage and contemporary influences. With generously proportioned rooms, as seen in the Georgian era, the apartments range from a one-bedroom home offering 422 square feet of living space, up a three-bedroom penthouse spread over 1,035 square feet.

Each apartment has a spacious reception room, most opening onto a generous outside balcony, with an open plan kitchen located off the living area. In the larger apartments, the principal bedroom suite has an ensuite bathroom, and in the two or three-bedroom apartments, one of the bedrooms could be used as a study/home office.

Long-cherished materials are used throughout in a stylish way, such as the stainless steel doors and sleek ironmongery. Wood-effect flooring runs through the hallways, living rooms, kitchens and dining areas with carpet to the bedrooms and tiled floors in the bathroom and wet areas.

The large floor-to-ceiling windows look out across the urban cityscape while flooding each apartment with natural light. The fully fitted kitchens have a Bosch oven, hob, microwave and washer-dryer which, where scale allows, is located in a utility room. The kitchen’s granite worktops add to the sense of luxury. There is underfloor heating throughout each apartment and the scheme is complete with a passenger lift to all floors, secure post boxes and bike storage.

The Building

No.9 Pemberton Place building was designed by GML Architects and is built from yellow brickwork – a nod to local period architecture – providing a contemporary four-storey façade, with expanses of glazing and covered balconies. The architecture sympathetically connects with the period cottages in nearby Mare Street, deftly connecting Hackney’s historic past with East London’s modern-day buzz and vibrant, creative cultural scene.

Getting Around

The nearest station is London Fields overground station on the Lea Valley line. A direct journey to Liverpool Street takes just 10 minutes. It is only a 12-minute walk from Mare Street to Hackney Central. Both are in travel zone 2.

History:

Pemberton Place dates back to the late 16th century when it was home to a staging post for weary travellers called the Flying Horse Inn. From the Elizabethan era onwards Mare Street gradually became populated with houses and by the 19th century was considered ‘well to do’. After the First World War the area became heavily industrialised as homes were converted into warehouses and factories. By the early 1990s it mostly comprised low rise factories, shops and institutional buildings, apart from the collection of 19th century cottages tucked away on Pemberton Place which survived the Blitz – unlike great swathes of east London.

2019 Feb - Hackney Council resolves to grant permission for: Demolition of existing building and erection of a new part 3, part 4 storey building to provide 885sqm of employment floorspace (Use Class B1) at ground and first-floor level and 9 residential units (Use Class C3) at second and third-floor level, together with the provision of balconies/terraces, secure cycle and refuse/recycling provision. Ref. no. 2018/2389.
