Overview

300 Harrow Road is a mixed-use development on the site of the community centre and nursery next to Grand Union canal in London W2.

New Homes
The development will create 3 new buildings three blocks:
1. Block A - 16-storey building with a café and offices at ground/canal level with residential above;
2. Block B - 8 storey building, which includes a community centre at ground floor level, offices at 1st-floor level and residential above;
3. Block C - a 5-storey building which houses the nursery at ground floor level with residential above.

Initially, 50% of the 112 homes were supposed to be affordable, with 34 Intermediate units and 17 social rent units. This was changed in 2022 and all the homes will be affordable.

The plans include new landscaping and a public realm between the new blocks, the canal and Wilmcote House.

The site is currently occupied by the Warwick Community Nursery/Harrow Road Nursery School, which is operated by the London Early Years Foundation (LEYF), Warwick Community Hall, a seating area and car parking spaces.

The site is at the western end of the Westbourne Green Estate, on the corner of Harrow Road and Cirencester Street, close to the Regent’s Canal.

2021 Summer - construction starts.

2020 May - Planning consent from Westminster Council for application ref. no. 19/09638/FULL.

2019 December - Planning application submitted for the demolition of the existing community centre (Use Class D1) and nursery (Use Class D1) buildings and associated structures and replacement with three blocks (Blocks A, B and C) to create residential dwellings (Use Class C3), office floorspace (Use Class B1), cafe (Use Class A3), replacement community space (Use Class D1) and replacement nursery (Use Class D1). Landscaping and public realm alterations (including to the base of Wilmcote House); provision of car parking and cycle parking, refuse storage; provision of new boundary treatment; alterations to services; plant and associated works. Westminster Council ref. no. 19/09638/FULL.

2019 March - First public consultation.
2019 Summer/Autumn - Planning application submission.
2020 - Potential start on site.
2023 - Planned completion.
