Coda Avanton Battersea is a new mixed-use development at the former Homebase site in Battersea, London SW11.

The £120 million development was the best-selling scheme in South West London of 2020.

Garden Collection

The scheme also delivered 169 Build-to-Rent apartments in York Place, available through A2 Dominion.


Located moments from the River Thames, Coda is designed by Pankaj Patel MBE of multi-award-winning practice Patel Taylor, a leader in Thameside architecture. Three striking apartment buildings sit on a raised podium above the new Royal Academy of Dance headquarters on the ground floor. Every home has a designer Poggenpohl kitchen, with open-plan living space, a private balcony or terrace and access to landscaped residents’ gardens.


The 0.83-hectare site was occupied by a Homebase accommodating approximately 3,200 m2 of class A1 retail and sui generis uses associated with a maintenance yard and store car park.

2021 February - Avanton hands over the affordable units to A2 Dominion.
2020 October - First residents move in.
2018 - Launched 11th May 2018.

2017 - Planning application submitted for: Erection of a podium building with three buildings above (providing part 2, 6, 8, 11 and 24 storeys plus basement level) to provide 299 residential units including affordable and market housing, with circa 5,943 sq m of Class D1 education space, including 537 sq m of associated Class A3/A4 café and drinking establishment space. Provision of car parking, cycle parking, refuse storage and plant in the basement, and associated roof plant enclosure. Removal of and replacement of trees, landscaping, provision of and improvements to public realm including the removal of tree planters, widening of street frontages and resurfacing of York Place (on north-western side) to create a shared surface and introduction of a drop off point. 2014 - Home Retail Group sells the Battersea Homebase store to a residential property developer for £57m.
