Completed in 2022: London’s Most Impressive Residential Developments

The completion of any development is a major achievement, but in a city as competitive and fast-paced as London, it takes something truly special to stand out.

In this article, we will be highlighting some of the most impressive residential-led developments that were completed in the year 2022.

The Broadway SW1

The Broadway mixed-use £420m 1m sq ft development by Northacre and SHUAA in Westminster SW1 consists of six buildings ranging from 14 to 19 storeys, which contain 268 apartments, including 16 penthouses. Designed by Squire & Partners (Holland Park Gate, Twenty Grosvenor Square), the development has a distinct look inspired by the adjacent art deco 55 Broadway building. The development also includes Orchard Place with new retail units and office space.

Battersea Power Station SW8

While the entire development is not yet finished, the old Grade II* listed Battersea Power Station reached practical completion in July, and the building’s grand opening took place in October.

The listed building has been restored and redeveloped to include 254 apartments, over 500,000 square feet of office space, and a variety of events and leisure offerings. One notable feature is the chimney lift experience, which takes visitors 109 meters up to the top of the power station’s north-west chimney for 360-degree views of London’s skyline. The Turbine Halls within the power station also houses over 100 shops, bars, and restaurants. The redevelopment has been led by architects WilkinsonEyre, construction managers Mace Group, and Historic England, who have carried out extensive conservation work to preserve and enhance the building’s historic features.

The OWO Residences by Raffles SW1

The OWO Residences by Raffles is the largest branded development to complete this year. The Grade II*- listed Edwardian baroque building that used to be known as the Ministry of Defence Building MOD, now features a 120-room Raffles Hotel, 85 residences, and 11 restaurants and bars. The residences range from one to five bedrooms and include unique features such as high ceilings ranging from 3 to 4.4 meters. The OWO will also offer 30,000 square feet of amenity spaces for residents, a private garden, a swimming pool, and 24-hour security and concierge service. The residences will be serviced and managed by the Raffles team and offer exclusive membership to the Raffles Diamond Club.

9 Millbank SW1

9 Millbank redevelopment project by St Edward included the renovation of two existing structures, 9 Millbank and The Gatehouse, as well as the construction of a new building called Millbank Quarter. The Gatehouse, a Grade II listed building from 1929, was refurbished for residential use, while Ergon House was demolished. A portion of the original Imperial Chemical House was preserved in the development.

ELIE SAAB Residences W2

The ELIE SAAB Residences, located next to Kensington Gardens in London, is one of the many branded residences now trending in the capital. This boutique development of 15 new homes features a unique and expertly crafted interior design, using special pieces from the Maison Collection by the world-famous haute couture brand. The scheme by Gulf Islamic Investments consists of buildings that are a combination of restored Victorian architecture and new construction, with a focus on high-quality craftsmanship.

TCRW SOHO W1

Galliard Homes completed the construction on its £140m TCRW SOHO residential development on Oxford Street W1 in September and the first residents moved in just before Christmas.

The development designed by Hawkins\Brown (Brent Cross Town, Bagel Factory) features a range of unique layouts across the two buildings above the new Tottenham Court Road Crossrail Elizabeth Line entrance. The developer instructed seven show homes to be decorated by various upcoming talents to cater to different tastes in the development where the main designer was Nicola Fontanella of Argent Design.

Balfron Tower E14

Balfron Tower, the iconic Grade II* building designed by Ernö Goldfinger in Poplar E14, consists of 146 apartments, including 136 flats and 10 maisonettes. Developers Londonewcastle and Telford Homes have sensitively restored the 28-storey tower to the designs of architects Studio Egret West and Ab Rogers Design. As part of the redevelopment, six of the flats were restored to their original design, while the rest will have contemporary open-plan layouts.

One St John’s Wood NW8

One St John’s Wood development sits directly opposite Lord’s Cricket Ground in St John’s Wood NW8 by Regal London. The new 11-storey building designed by Squire & Partners (second mention!) consists of 112 homes, including studios, one, two, and three-bedroom apartments. The residents of One St John’s Wood will have access to a variety of luxurious amenities, including rooftop gardens with views of Lord’s Cricket Ground, a 20-meter swimming pool, a Regent Spa, a cinema, a private dining room, a business lounge, a gym, and a 24-hour concierge service. There is also a club lounge and valet parking available for the convenience of the residents.

The 1840 St George’s Gardens SW17

The 1840 St George’s Gardens development in Wandsworth SW17 by City & Country saw the restoration and conversion of Grade II listed building, the former Springfield Hospital, into homes. The scheme won the WhatHouse? 2021 Gold Award for Best Renovation and includes 1, 2, and 3-bedroom conversion apartments with restored original details, surrounded by landscaped grounds.

One West Point W3

One West Point is the tallest residential building in West London, standing at 183.75 meters tall and consisting of 54 floors. The building is part of the wider development of Portal West by City and Docklands in Acton W3, which consists of four buildings surrounded by extensive communal landscaped gardens and courtyards. Designed by BUJ Architects (Orchard Wharf, Park Plaza Westminster Bridge), One West Point offers 362 one, two, and three-bedroom apartments and executive suites, each with a private balcony or terrace.
